What's the difference between LEED, BREEAM, and WELL certification?

LEED and BREEAM both assess a building's overall environmental performance, covering energy, water, materials, and site impact, but LEED is US-based (USGBC) while BREEAM originates in the UK, and each has its own credit structure. WELL is different: it focuses specifically on occupant health and wellbeing rather than environmental impact. We help clients choose the right standard, or combine them, based on the project's location and goals.

How long does LEED or BREEAM certification typically take?

It depends heavily on project size, target rating, and how early we're brought in. Certification is fastest and cheapest when credit strategy is planned at the design stage rather than retrofitted before submission. We scope realistic timelines with you upfront so there are no surprises later in the process.

Do you only work on new construction, or existing buildings too?

Both. New construction lets us influence design and materials from day one, but a large share of our energy efficiency work is retro-commissioning: optimizing existing HVAC and building systems for immediate savings without construction downtime.

What is embodied carbon, and why does material selection matter?

Embodied carbon is the emissions generated producing, transporting, and installing a material, before the building even opens. For many structures it now rivals or exceeds operational emissions over the building's lifetime, which is why we assess and compare materials early, alongside toxin-free sourcing and circular economy end-of-life planning.
